Reviews of Housing Services in Eindhoven

Unfortunately, despite all the warnings, reviews and news articles (Program Kassa) I made the mistake of renting an apartment through Stoit Group. It already started extremely badly with the delivery of the apartment: non-working central heating boiler, very dirty (attached photos), broken blinds and non-working ventilation system. Following that, Stoit also sent an unjustified invoice for mediation fees (€1,200), which I refused to pay. Stoit also did not adhere to the legal deadline of 14 days for refunding the deposit. This took over 7 weeks(!). You only receive the deposit after they make an illegal deduction for damages. In my case it was for lime scale (which is not seen as a damage by law) and an invoice where everything is redacted. In short; be warned about, Stoit is known for it and the Municipality of Eindhoven is aware of it!

As already posted in several google reviews about how Goeth Vastgoed tries to unfairly swallow all or major portion of tenant's security deposit, I am one another victim of Goeth Vastgoed. I am an expat and completely agree to one of the reviews posted in google reviews about Goeth Vastgoed Eindhoven: “Foreign tenants are vulnerable in the Netherlands but this agency has a reputation for not returning deposits”. They deducted 876 euros (cleaning of 8.5 hours for 257 euros and full apartment repaint of 589 euros) from my security deposit of 1278 euros. I was also never given any time to fix any issues that they found in their inspection. I lived in the apartment for 12 months and I cleaned the apartment myself before moving out (except kitchen chimney cover). I had asked them for their cleaning services before which they had mentioned as hourly service only and never mentioned about anything such as ‘final cleaning for 8.5 hours’. I later cleaned the house myself and informed them on email on the day of leaving itself that even if they would need to do any extra cleaning it won’t be for more than 1 hour of cleaning which was proven by their inspection pictures also but they somehow spent 8 and half hours in cleaning the ‘already cleaned’ apartment and charged me 257 euros for the same. Also, regarding full repaint of whole apartment, the post-inspection pictures shows just three spots on three walls where a repaint was needed but they decided to repaint whole apartment and charged 589 euros on me. This is a scam that this agency plays to snatch the security deposit away from foreign tenants. I repeatedly kept asking them for the reasons behind the need to 1> clean the apartment for 8.5 hours after I already cleaned it, and 2> repaint the ‘whole’ apartment. They sent back pictures that they took during post inspection and “none” of the pictures showed either 1> any need to clean for 8.5 hours(instead of atmost 1 hour), or 2> the need to repaint the whole apartment. They sent me the invoice of whole-apartment repaint but that also does not prove the need to repaint the whole apartment instead of fixing those 3 spots. Please run away from this agency if you want to save your hard earned money from getting snatched away unfairly.

By far the WORST HOUSING EXPERIENCE I ever had in my life !! The house was in really poor conditions and there were mice everywhere in the kitchen, sometimes even coming in my room. As you can see from the attached pictures, it was full of mouse feces nearby the microwave in the kitchen, even after cleaning. Once I collected so many mouse feces in the hall that I could start making statistics on it....Irony apart, no one should live in such a way, especially in the Netherlands. The room itself was fair, although it was often cold and not well isolated for sound. The agency took advantage of the fact that I couldn't visit the place and posted only photos of the room, not of the disgusting kitchen and bathroom that were coming with. I kept complaining, but the situation remained basically the same for the whole duration of the 6-months contract that I could not interrupt, even on those poor conditions. I strongly recommend not to trust this agency, even more if you are an expat since it will be an awful first experience. Feel free to contact me for any extra details.

When you want to pay a lot of money for having a room, perfect! THe agency fee (for doing what?) amounts a one month rent plux taxes. And .. when there's something wrong in your room or the house, they don't like to fix it, sorry: they don't want to pay for it, like old pipes that flood or a weekend without electricity (sorry) and so on. When you leave, you don't get back your deposit within the 4 weeks! They want you tot forget it. The people at the office treat you disrespectful. They constantly have other excuses not to pay back the deposit.

As a student I came in Eindhoven for a internship and use Rostvast services to find a student room. With there help I was able to simply arrange an housing arrangement by mail and have just to sign my contract on arrival. They were kind and open on any questions. I cut out just one star because of the lack of an English version of the contract and that i couldn't get my first choice because of the website not always up-to-date so contact by mail is needed to see if an housing is really available. Everything else was just fine.

When I first moved to Eindhoven, I had a very bad experience with a different housing agency. I needed to change housing very quickly and Daan did an amazing job of making that possible. He was flexible in scheduling my viewing time and stayed open late to let me sign my contract after normal working hours. The room I found through Daan was in excellent condition and I had a great stay there. Whenever there were any small issues in the house, Daan was always willing to find a way to help. He takes the time to get to know the the tenants he works with, and you can tell he really cares about making your stay good. I would definitely recommend MyHousing to anyone moving to Eindhoven.

I had a really bad experience with this agency, they provided me a room in a really messy and awful appartment, and they took a very high agency fee also the room price was really bad, they didnt show me the way to the appartment just gave me the key and once they had the money that was it. I wouldnt recommend it to anyone.

I rent my room from MyHousing company. When I was looking for a room to rent in Eindhoven Daan was very helpful and attentive. He sent me some pictures of the room before I visited the house. Ik huur mijn studio al een tijdje via My Housing en zit hier nog steeds goed op mijn plek. Daan luisterde naar mijn wensen als huurder en zocht daar een gepaste woonruimte bij. Hij is flexibel, betrokken en doet 'net dat beetje extra moeite' voor zijn huurders/ pandeigenaren. Ik heb onlangs een nieuw appartement gevonden via Daan en ben erg tevreden hierover. Ondanks dat de verhuurder in Engeland woont, heeft Daan alles redelijk spoedig weten te regelen. Hij denkt graag mee en ik vond het ook erg fijn dat hij ook op de vroege avond beschikbaar is, zodat je geen vrij hoeft te pakken van je werk. Dit zie je toch niet veel bij ander makelaars.

Daan rented out our apartment twice by now. Although his company is relatively new he managed to perform like he is in business for many years. He advises in the best interest for renters and home owners. He is honest and points out improvements that can be maid. This advise results in satisfied renters and reliable candidates for home owners. He does his paperwork right, doesn’t make false promises and the promises he does make he will live up to. Daan is a professional with a personal approach. I can strongly recommend his services!

Moet je overdag werken en heb je 'savonds pas tijd om een appartement te bezichtingen? Geen probleem bij My Housing. En dat is nou nét dat extra beetje service!
